Tenants

Reference Application:

We are required to obtain approved applications on all adults who rent with ourselves. This is arranged via a third-party online reference agency. Each person will need to provide one form of photographic Identification (passport / driving licence) and a current proof of residency.

Please note in order to pass the online application the annual income would need to be more than x30 multiples of the rent, for example a monthly calendar rent of £1300 would require an annual income of £39,000 for the household, and also that no adverse credit history such as CCJ’s or bankruptcy is found on your history.

Holding Deposit

One week’s rent is required to reserve a property, this fee would be non-refundable on the basis that you withdraw from taking up the tenancy. Such reservation would be set against the balance of moving monies required before entering into the tenancy. Should the application be declined by the reference company with or without any guarantor being used, the property would be re listed for rental. In this event the reservation fee would be non-refundable.

Security Deposits

A maximum of five weeks rent for annual rent below £50,000 or six weeks rent for annual rent of £50,000 and above.

Change Of Tenant

Where there is more than one tenant renting at a property each individual tenant is responsible for all the rent and any costs incurred for a breach of tenancy. If a tenant wishes to vacate they will still remain liable for all costs under the tenancy until the expiry of the tenancy, all the remaining tenants also remain liable for all rent and costs under the terms of the tenancy. If a change of tenant is required the fee will be £50 inclusive of vat per replaced tenant or any reasonable costs incurred if higher. New tenant references and right to rent checks will be undertaken as well as any deposit adjustment and new tenancy agreements. Any change in sharer is subject contract, reference approval and at the landlord’s approval at all times.

Utilities

Unless stated in your tenancy agreement you will be liable for gas, electric, water and council tax. You would also be liable for any telephone / internet and TV licence if applicable. Informing the relevant provider is also the responsibility of the tenant.

Tenancy Expiry

Before the expiry of your tenancy you must prepare the property for return. You must remove all of your belongings, prepare the garden ( if any). You will be unable to return to the property to undertake additional works, If the property is not left clean and in the same condition as per the Inventory check in then you may be charged for further making good or cleaning to be undertaken. These monies will be deducted from the deposit.

 

Cleaning

You will not be obliged to pay for a professional clean at the end of the tenancy, you must return the property in the same state of cleanliness it was originally taken in and as per the inventory check in. we are able to refer you to cleaning contractors known and trusted by ourselves who can complete this process for you, with you making any payment directly to the, for any such service.

Deposits

In the event that the property is returned as per the terms of your tenancy agreement and with the landlord’s approval the deposit will be returned to you within 10 working days. We reserve the right to request to the deposit scheme any monies required to return the property to a satisfactory condition.
